EVENTS

Seesaws has always been a place for friends and families to gather and celebrate. Being a boutique resort, we focus on smaller, more intimate events, such as rehearsal dinners, welcome cocktail parties, intimate weddings, family reunions, birthday celebrations, retreats, etc. On occasion, we can accommodate larger events by bringing in tents and additional services.
 

Facility Fees

The facility fee includes basic consultation services, the event site, utensils, table linens, bar set-up, breakdown, and cleaning. Facility fees are collected together with the signed contract. Fees are based on a 4-hour event, and you can keep the party going for an hourly charge of $450 per additional hour as available.
 

We set up for events with our Seesaw’s mismatched iconic furniture, classic restaurant-style dishes/flatware, and our signature blue napkins, however, we will work with our guests or their event planners to get in other colored linens. We are happy to work with our guests, local vendors, and/or event planners to arrange for your desired decorations and floral arrangements.
 

All of our event locations are wired with Sonos speakers that play our house songlist, we can also provide names of musicians or bands in the area if you’re looking for live music.
 

Guests often love to celebrate around the Iconic Seesaw’s firepit outside, which can be added to your event for a $150 wood and set up fee.

When planning your event keep in mind that Seesaw’s Lodge has a total of 16 rooms between the main lodge and the three cabins. All 16 of those rooms have one king or one queen bed. We do not have double king beds or double queen beds in any room. If you need rooms for your guests, we offer a 20% discount on the facility fee if you also book out the six suites in our main lodge for a minimum of two nights.  When booking the entire lodge, your friends and family staying there can enjoy the outside patio, the chef-style kitchen, and the private game room all to themselves.  Please ask for more details.

Admin Fees and Taxes

An administration Fee of 20% will be added for consulting and the gratuities for the event staff. The state of Vermont has a 9% tax on Meals and a 10% tax on alcohol.
 

Deposits and Payment Schedule

When you book the event, you will be required to pay the facility fee for the space. This is an online process that involves you signing the event contract to agree to the terms and officially booking the space. Your event space and date are not guaranteed until we receive the signed contract and have the deposit. Two weeks before your event, we will need the final menu signoff and the final guest count. From this point forward, we will not be able to change the venue, we will not be able to change the menu, and we will not be able to change the guest count. This will allow our chef to order everything needed for food provided with the final number of guests attending. This two-week mark is also when we will require a 50% deposit on your estimated event cost. At the end of the event, we will finalize the invoice by updating the number of drinks and anything extra not on the estimate. We will then require a check or credit card for the full balance.

​Food Cost Estimate

We provide plated, buffet, family-style meal service, and cocktail hour options. Menus are available and range from $55 per person for cocktail parties up to formal plated service at $135 per person with a final head count required two weeks prior to the event, as well as 50% of the estimated food costs.

Bar Options

All bar costs are based on consumption. We offer two types of bar service, our standard bar provides your guests with traditional mixed drinks, or a premium bar option with top-shelf liquors, cordials, and additional mixers for craft cocktails. The premium bar has a flat rate extra set-up cost of $250 for your event.
As a guide, standard bar mixed drinks are $14 to $16 each, premium bar
mixed drinks are $18 to $20 each, domestic beers are $8, Vermont craft beers are $9 to $11, and event wines run between $42 to $62 a bottle.
Events with more than 40 people will have two bartenders with an hourly charge of $35 per bartender.

Avalabile Dates

Winter here in Vermont is our busiest season. When we look at your event dates, we will keep in mind our busy seasons. We have a hard no for events around winter holidays and other booked events. We're always willing to work with you to find a date that works best for us both. â€‹â€‹

The Bootleggers Tavern Rental

Located below the main restaurant, with a seating capacity of 50. It features the original Johnny Seesaw’s bar and has a solid live edge wooden table perfect for a head table or food serving stations. The Tavern is outfitted with rustic wooden tables and chairs, reminiscent of the classic Johnny Seesaw’s style.
This space also gives you access to the outdoor patio and fire pit. This outdoor area is semi-private; however, you can have the entire patio area private for your group for an additional fee of $350.

The HUT Rental

The Hut is our winter après ski area and our summer afternoon bar. The Hut has a cozy indoor space, spilling out unto the Seesaw’s patio around the pond and firepit area. If you are looking for an outdoor event with bonfires and views, the Hut is your perfect place!

Event Barn Rental

Located in the middle of our property, our Event Barn is fully flexible for events from yoga retreats, corporate events, cocktail parties, small weddings, and diner parties with buffet-style catering only, seating up to 70 guests. Banquet tables (60-inch round) and banquet chairs are provided. Events with more than 50 guests may require bussing or shuttling of attendees depending on time of year and we are happy to provide you with some local shuttle options.

Main Johnny Seesaw's Restaurant Rental

With the main dining room in the footprint of the 1924 roadhouse, every effort has been made to recreate the wonder, look, and feel of the original restaurant. Inside, you will see the original log beams in the ceiling, the same bandstand mural that was painted in the WWII era, the legendary circular fire pit with the original black hood and copper cutouts, and the old fieldstone fireplace with authentic wood relief carvings. The restaurant with a full bar serves as a great backdrop for welcome cocktails, intimate rehearsal dinners, and Sunday brunch.
